LJW specialises in delivering high-quality residential builds across a range of project types, including new homes, renovations, Class 2 works and remedial projects. We also take on a limited number of smaller works throughout the year. Our focus is on considered construction, clear communication and working closely with clients and design teams to deliver homes that are carefully resolved and built to last.

There are two ways to engage with LJW. You are welcome to contact us directly with a project in mind, and we can assist in recommending an architect suited to your brief. Alternatively, if you are already working with an architect, we are happy to be invited into the tender process at the appropriate stage.

Budgets vary depending on the scope, scale and complexity of each project. We are happy to provide an early, indicative guide following an initial discussion. We recommend allowing a contingency to accommodate design development, site conditions and unforeseen items, ensuring the project can progress smoothly without compromise.

Yes. We take on a select number of smaller projects throughout the year, subject to capacity and fit. Please get in touch and we’d be happy to discuss your project.

Over the past two decades, we have built long-standing relationships with skilled and reliable contractors across the industry. These trusted trades are integral to the quality of our work. We are also open to working with new contractors who share our values and commitment to workmanship.

Timeframes are project dependent. As a general guide, residential builds typically range from six months or more, depending on complexity, approvals and site conditions. A clearer program is established once scope and documentation are confirmed.

Yes. LJW is a licensed Class 2 builder and regularly undertakes Class 2 renovations and remedial works. We enjoy the technical and collaborative nature of these projects and bring the same level of care and attention as we do to residential builds.

Early engagement is beneficial. Involving a builder during the design phase can assist with buildability, cost clarity and program planning.

Yes. We have experience working with heritage-listed properties and understand the additional care, approvals and coordination required.

Where appropriate, we offer fixed-price contracts once documentation is sufficiently resolved. Contract structure is discussed early to suit the project and client.
